The Icehouse is one of the few GREEN LEED Certified developments in the neighborhood! This one of a kind private community consists of 35 units ranging from 530 square feet all the way up to 1600 square feet and are spectacular!

Boasting high efficiency HVAC (heating & cooling systems), tank less water heaters, energy star appliances and lighting, double pain insulated windows, and dual flush toilets, homes like these are few and far between. In addition, these homes are nearly perfect with the addition of a green roof on the center of the complex, which is a common area for everyone to use. The green roof comprises of a fishpond, landscaping and walking paths, a BBQ grill, which is all above the indoor parking garage. There’s also a rainwater collection system, which can be used for washing your bike or car, as well as solar powered common area lights! Wait, that’s not all; there’s a rooftop dog park, too.

Many of the units include their own private green roof deck allowing for some of the most impeccable views of Philadelphia, the Ben Franklin Bridge and all the magnificent fireworks our city offers.

And just across the street is Hetzell’s Field, a large beautiful and open green space for soccer, softball and other outdoor activities, which I believe is part of the Fairmount Park Conservancy.

Properties at The Icehouse have parking available, washer/dryers, bike storage and also have the remainder of the tax abatement.

Steps away are incredible local businesses with some of my favorites including City Fitness, Kensington Quarters, Johnny Brenda’s, Riverwards Produce Market, The Rocket Cat Café, Pizza Brain, Little Baby’s Ice Cream, Soup Kitchen Café, Loco Pez, Evil Genius Beer Company and Martha. In addition, other places nearby include the most incredible Wm. Mulherin’s Sons, Root Restaurant + Wine Bar, Philadelphia Brewing Company, CHeU noodle bar and of course, La Colombe.

Exceptionally easy access to Center City via buses, but even more so via the Market-Frankford Line, as well as easy access to I-95.
